Navigating COIs & General Contractor Requirements
General Contractors (GCs) and project owners will not let you on the job site without a Certificate of Insurance (COI). But they often require complex endorsements like Additional Insured, Primary & Non-Contributory wording, and Waivers of Subrogation.
If your policy isn't structured correctly from the start, adding these endorsements later can cost thousands or get your contract denied.
Pro Tip: Blanket Endorsements
If you do work for multiple GCs, ask us about "Blanket Additional Insured" coverage. It costs a little more upfront but saves you from paying per-certificate fees every time you win a new job.
Workers' Comp: The Ghost Policy Trap
Many independent contractors buy "Ghost Policies" (Workers' Comp policies that exclude the owner and have zero employees) just to get a COI for a job. While this satisfies the GC, it provides zero actual coverage if you get hurt.
Furthermore, if you hire 1099 subcontractors who don't carry their own Workers' Comp, your insurance company will charge YOU for their coverage at the end of the year during your policy audit.
Audit Warning
Always collect COIs from your subcontractors before they start work. If you don't have their COI on file during your annual audit, you will be billed for their Workers' Comp premium.
